Introduction to Series 1: Some homework
In this video series, I want to set the scene for you… I need you to do some homework before we get started on the actual list and sell process. Let’s get going…
1. Getting Clear On Your Objectives
In this first video, the idea is to ask yourself some questions around the process you are about to go through.
You should start with:
- “Why am I doing this?”
- What is the goal?”
- Or a better way to put it is, “What is my intention here?”
There are degrees of motivation. You might have just been offered a new job in another city. You will need to sell the house to be able to move… If you have only just been offered the job and you haven’t taken it yet, your motivation on a scale of 1 to 10 might only be around a 2. If someone made an offer on your house, you might just say “hey, need to sort some things out first”. But once the job is secured and the start date has been agreed, then you are up to a 5 or a 6… And once you have actually moved away, either on your own or as a family, the motivation to sell becomes critical.
So you need to think about:
“How motivated am I?” and “When would I become way more motivated?”
Sit for a minute and think, “What is the best outcome here for me?
If I could plan the ideal shift, what would I want to see happen?”
Let me give you some examples of what I am after:
- “I need to sell my house because I am moving in four weeks to Sydney. I want to sell so I can buy there.”
- “I need to sell my house to pay off some debt. My mortgage is too big for me right now, so the sooner the better.”
- “I want to sell the house and move into a larger one because we have baby No 3 on the way and this house is just too small.”
Be really clear about the objective, and write your answers down.

2. Demand and competition

3. The three kinds of markets
As I said in the previous video, which kind of market you are selling in makes a huge difference to your decisions. This is a big topic, so I’ll run through the market characteristics quickly.
4. Be clear on what you are selling
- Sit down and make a list now.
- What do you want to take?
- What will you leave?
5. How soon do you want to start?
Part of becoming aware of the objective is to be clear around your timing. To do that, you start at the end result you want and work backwards from there to see just how long you have to get this show on the road.
